Why does water keep appearing near my exterior door?

Water near an exterior door often points to failed flashing, worn sealant, or damage around the frame. A door inspection should check the sill, jambs, trim, and rough opening. Replacement is appropriate when the door or frame no longer supports a sound seal. We explain the findings before the work scope is set.

Exterior Door Replacement for Boulevard Park Properties

Exterior door replacement fits properties with a damaged door, weak seal, worn frame, or entry that no longer closes well. The work may include measurement, removal, rough-opening checks, flashing installation, and hardware fitting.

Customers must decide whether the door assembly needs replacement or only a small repair. A damaged sill, twisted frame, or failed seal can change the work scope, so we inspect those parts before preparing a quote.

This service is available for residential and commercial properties in Boulevard Park. The decision centers on the condition of the door assembly, the opening, and the customer’s use of the entry.

  • Check the door slab, jambs, sill, and surrounding trim.
  • Measure the existing opening before selecting the replacement.
  • Review the rough opening for damage or needed preparation.
  • Plan flashing and seal details around the new door.
  • Confirm hardware needs for the property and entry.

Process

Steps for Replacing an Exterior Door

1

Measure the door and opening

We measure the existing door, frame, sill, jambs, and opening so the replacement fits the property.

2

Remove the existing frame

We remove the door and frame when the assembly needs replacement, then expose the areas that need review.

3

Check the rough opening

We inspect the rough opening for damage, fit, and preparation needs before setting the installation scope.

4

Prepare the entry

We plan the sill, flashing, trim, and related opening work before placing the replacement assembly.

5

Fit the door and hardware

We install the replacement door, fit the hardware, and check that the entry operates as planned.

The scope this service is meant to handle

A typical older entry may show water marks near the sill while the visible door still looks usable. We inspect the sill, jambs, trim, and rough opening to separate a door problem from damage in the opening. The final scope follows those findings, with any needed compliance or permit review addressed during planning.

Reasons to Use a Design-Build Contractor for Door Work

One plan for the full opening

Customers get one work scope for measurement, removal, opening checks, flashing, and hardware. HomeRemodelSammamish.com is a licensed and insured general contractor. This service is the wrong fit when the door only needs a small adjustment and the frame remains sound.

Fit before finish

The replacement door must match the opening before trim and hardware receive final attention. Our team checks the fit as part of the construction work, not after the surrounding finish is complete.

Design and construction together

Clients can discuss the door’s function, appearance, and surrounding finish within one organized project plan. That approach suits owners who want more than a basic product swap.

What a New Exterior Door Changes

A correctly measured door fits the opening with fewer adjustment issues.

Sound flashing helps protect the area around the door from water entry.

New hardware gives the entry a functional, consistent closing action.

A planned replacement helps customers understand the work before construction starts.

Businesses can plan the entry work around their existing layout and operations.

Door-Only Replacement or Full Opening Work

The existing frame condition helps determine which exterior door scope fits the property.

Leaving a long overdue review. Linda helped us remodel our bathroom and kitchen last year. We also did some flooring improvements, and some electrical and plumbing work along the way. The pricing was very reasonable, and we appreciated that Linda was always conscious of our budget, when we made adjustments to our plan. The work was delivered very quickly on promised timelines. She had some really good suggestions around the choice of flooring, which we are thankful for (especially looking back after a year). Also appreciate her sense of style.. it helped us make the right choices for countertops, tiles and fixtures. It all looks great, our guests often comment on how beautiful our kitchen looks. Thank you!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions About Replacing an Exterior Door

What is included in exterior door replacement?

Flashing installation, door measurement, frame removal, rough-opening checks, and hardware fitting are included when the scope requires them.

  • We measure the opening.
  • We remove the existing assembly when needed.
  • We prepare the opening.
  • We fit the door and hardware.

The final quote identifies which parts apply to the property.

How do you know whether the frame must be replaced?

The frame needs replacement when it is damaged, distorted, or unable to support a sound door seal. We inspect the jambs, sill, head, trim, and rough opening before deciding. A sound frame may allow a door-only replacement, but the existing dimensions and hardware still need review. Customers receive the recommended scope before construction begins.

Which part of the job changes the quote most for Exterior Door Replacement?

The opening condition often changes the quote because damaged framing adds preparation beyond the door itself. Door size, frame removal, trim, flashing, hardware, and access also affect the scope. We review those parts during a free consultation and explain what the quote includes. No fixed amount applies to every entry.

When should a door replacement request include trim work?

Trim work belongs in the request when the existing casing is damaged, removed, or unlikely to fit the new assembly. Customers should mention cracked trim, soft wood, gaps, or water marks near the entry. We review the trim with the frame and sill so the quote covers related finish work when needed.

Why does a new door still need an opening inspection?

A new door needs an opening inspection because the rough opening controls fit, seal, and frame support. We check the sill, jambs, head, and nearby trim before installation. Hidden damage can change the work scope, so customers benefit from knowing the condition of the opening before finish work begins.

How can a business plan this work around its entry?

A business can plan the work by identifying the active entry, access needs, hardware, and surrounding layout before requesting a quote. We use that information to discuss the construction scope with the property owner or manager. The plan can include door removal, opening preparation, installation, and related finish work.
