Hardwax oil suits floors where a natural feel and local repair work matter. Oil-based polyurethane offers a warm look, while water-based polyurethane keeps a clearer appearance. Matte finish reduces shine and works well where a low-sheen surface fits the room. The floor's condition, wood type, traffic, and care plan should guide the final choice.

Hardwood floor refinishing for Bothell properties

Hardwood floor refinishing suits owners who want to renew an existing wood floor without choosing a new floor product. The job may include surface checks, sanding, stain or finish discussions, and coating work based on the floor's condition.

The key decision is finish selection. Hardwax oil, oil-based polyurethane, water-based polyurethane, and matte finish each create a different surface feel and care plan. We explain the trade-offs before setting the work scope, so the selected finish fits the room and how people use it.

  • Check boards, seams, stains, scratches, and worn finish before setting the scope.
  • Match the finish choice to traffic, room use, sheen preference, and care needs.
  • Confirm whether the floor needs full refinishing or a smaller finish adjustment.
  • Plan access around furniture, adjoining rooms, cabinets, and business operations.

Service Overview

Hardwood floor refinishing is a floor renewal service that prepares worn wood and applies a new protective finish.

  • Refinishing changes the wood surface and finish, while floor replacement removes the existing floor and installs new material.
  • We provide hardwood floor refinishing in Bothell for residential and commercial properties.

What renewed wood floors change

A fresh finish gives worn hardwood a more consistent surface and clearer care plan.

Finish selection lets you balance sheen, feel, appearance, and daily floor use.

Surface preparation addresses scratches and worn coating before the new finish goes.

A defined scope helps you decide whether the floor needs full refinishing or a smaller adjustment.

Commercial planning can reduce disruption when flooring work must fit around business operations.

Process

Steps for renewing a hardwood floor

1

Inspect the existing wood

We check boards, seams, scratches, stains, worn coating, trim edges, and access points before setting the work scope.

2

Compare finish choices

We discuss hardwax oil, oil-based polyurethane, water-based polyurethane, and matte finish against the room's use and care needs.

3

Prepare the work area

We plan access, protect adjoining surfaces, and coordinate furniture or business operations with the agreed flooring work.

4

Sand the floor surface

Where full refinishing is needed, we remove the worn surface and prepare the wood for the selected finish.

5

Apply the selected finish

We apply the agreed finish and review the completed flooring scope with the client.

Why finish choice matters on this job

Match finish to daily use

Finish choice affects the floor's look, feel, and upkeep. We compare hardwax oil, oil-based polyurethane, water-based polyurethane, and matte finish against the room's use. Full refinishing is the wrong job when the floor needs replacement because of severe board damage or structural failure.

Coordinate the wider remodel

Our design-build process helps connect flooring decisions with cabinets, trim, paint, and room layout. That coordination matters when several interior changes affect the same floor edges.

Clear project planning

We provide licensed and insured general contracting services, BBB accreditation, and Office of Minority and Women’s Business Enterprises certification. Our team explains the scope and quotation before construction work begins.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Leaving a long overdue review. Linda helped us remodel our bathroom and kitchen last year. We also did some flooring improvements, and some electrical and plumbing work along the way. The pricing was very reasonable, and we appreciated that Linda was always conscious of our budget, when we made adjustments to our plan. The work was delivered very quickly on promised timelines. She had some really good suggestions around the choice of flooring, which we are thankful for (especially looking back after a year). Also appreciate her sense of style.. it helped us make the right choices for countertops, tiles and fixtures. It all looks great, our guests often comment on how beautiful our kitchen looks. Thank you!

Questions about renewing hardwood floors

Which finish is suitable for refinished hardwood floors?

Hardwax oil suits floors where a natural feel and repairable surface matter. Oil-based polyurethane adds warmth and a protective film. Water-based polyurethane keeps more of the wood's original tone. Matte finish lowers shine. We compare the floor condition, room use, care plan, and desired appearance before the finish is selected.

How do I know whether the floor needs refinishing or replacement?

Floor condition decides whether refinishing is suitable or replacement is needed. We look at board damage, deep stains, loose sections, gaps, and the remaining wood surface. Refinishing works on sound wood with worn coating or surface marks. Replacement may fit when the boards have severe damage or cannot support the planned renewal.

What changes the quote for this flooring work?

Floor condition, preparation needs, finish choice, room access, and related construction change the quote. Larger or more complex scopes may require more surface work and coordination. We review those details during a Free Consultation, then prepare a quotation that reflects the agreed work instead of using a standard package.

When should a matte finish be considered?

Matte finish fits rooms where a low-sheen surface and subdued appearance are priorities. It can reduce visible glare and keep attention on the wood rather than the coating. The floor still needs proper preparation, and the finish should match the care plan. We compare matte finish with other options before work begins.

Why might a finish need replacement instead of adjustment?

A finish needs replacement when wear, staining, or damage extends beyond a small repair area. Light wear may allow an adjustment after the surface is checked. Deep marks, uneven coating, or incompatible old layers can require broader preparation. We inspect the floor first and explain which scope fits the existing surface.

What should a business prepare before flooring work?

A business should identify access limits, fixtures, furniture, customer areas, and operating needs before flooring work begins. Those details help shape the work area and coordination plan. We discuss the layout during the consultation and connect the flooring scope with retail renovation, office remodeling, or tenant improvement needs when applicable.
