A site review helps separate foundation replacement from a smaller adjustment and gives the project a clear starting scope.

Supporting Clients Across Bothell

Home additions suit owners who need more space but want the new area planned with the existing property. The work may include design services, structural planning, framing, plumbing, electrical coordination, insulation, flooring, and finish work.

The main decision is whether the project needs a new foundation, an adjustment to existing support, or a different structural approach. That choice affects the plans, trade coordination, materials, and quote. We define the work before construction begins so the customer knows what the project includes.

This page focuses on the construction choices behind added space. It is a better fit for customers comparing methods and scope than for customers seeking a general room refresh.

  • Decide whether the project adds living, office, retail, or other usable space.
  • Identify the room connection, access needs, and finish level.
  • Ask how foundation, framing, insulation, plumbing, and electrical work will be coordinated.
  • Request a written scope that separates design, construction, and finish work.

Why customers choose a design-build addition

One plan for structure and finishes

The design-build approach joins room planning with construction details, so the layout, framing, services, and finishes support the same goal. This service is the wrong fit when the property only needs paint, flooring, or another interior update without added space.

Clear decisions before construction

We explain the work, quotation, material choices, and project sequence before the build moves ahead. That gives you a practical point to adjust the scope.

Residential and commercial experience

Our work includes whole-home renovations, retail renovations, office remodels, and tenant improvements. We shape the addition around the property's layout and the customer's use.

Recognized business credentials

We are a licensed and insured general contractor, and we hold BBB accreditation and Office of Minority and Women’s Business Enterprises certification.

Process

How we plan and build added space

1

Define the new room

We discuss how you will use the space, where it connects, and which layout and finish choices matter.

2

Review the existing structure

We examine the connection point, support needs, access, and services that the addition must join.

3

Choose the construction method

We compare frame construction, insulated panels, and load-bearing beams against the planned room and existing structure.

4

Set the project scope

We organize design work, construction, trade coordination, finishes, quotation details, and project timing.

5

Build and finish the addition

Our craftsmen and tradesmen complete the agreed construction and finish work while keeping communication organized.

What added space changes for the property

A planned addition gives your household or business room for a clear purpose.

Design and construction coordination reduces handoffs between separate project decisions.

Material and finish choices stay connected to the room's use, layout, and budget.

Commercial planning accounts for customer access and the need to limit disruption.

A defined scope helps you compare the structural work and finish work before construction starts.

Construction methods for added space

Each method addresses a different part of the addition, so the existing structure and planned layout guide the choice.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Questions about planning and building an addition

How do you decide whether the foundation needs replacement or adjustment?

The foundation scope follows a review of the existing support and the planned addition. We look at the connection area, load needs, layout, and access before choosing the work. A replacement requires a broader construction plan, while an adjustment may support a narrower scope. We explain the difference in the project quotation.

Which part of the property controls the addition scope?

The connection between the new space and the existing structure often controls the addition scope. That point affects support, framing, openings, plumbing, electrical routes, and finish transitions. The room's use also matters. An office, bedroom, retail area, and tenant improvement can need different service and access plans.

When should a homeowner request a quote for an addition?

A homeowner should request a quote after deciding the intended use and general location of the new space. Early discussion helps identify structural work, service connections, finish choices, and design needs. Bring any sketches, property details, and preferred materials you already have. We use those details to define the work before construction planning proceeds.

Why can an addition need load-bearing beams?

Load-bearing beams support loads when an addition changes openings, walls, or the path of structural support. The beam size and placement depend on the existing structure and planned layout. We include the structural choice in the design and construction scope. Customers should ask how the beam affects room height, openings, and finish work.

What changes the price of an addition project?

Structural work, access, plumbing, electrical needs, insulation, and finish selections change the project price. A new room with a simple layout has different needs from an addition with large openings or several service connections. We discuss those choices during a consultation, then prepare a quote based on the agreed scope.

How does a design-build contractor coordinate an addition?

A design-build contractor coordinates design decisions with the construction plan before work begins. HomeRemodelSammamish.com brings planning, skilled trades, materials, finishes, and project communication into one process. That structure helps customers understand what is included, which choices remain open, and how the planned addition fits the property's use.
