  • What we do: HomeRemodelSammamish.com provides Home Additions for Covington, Washington through coordinated design, planning, and construction.
  • What is included: addition design, project planning, construction coordination, roof flashing, drainage planes, window flashing, and foundation waterproofing.
  • What you get: The finished addition gives the property useful space with exterior water-control details planned into the work.

Why can a home addition develop moisture problems near the roof?

Roof flashing problems can let water enter where a new roof meets the existing structure. A weak drainage plane, poorly sealed window, or exposed foundation can add risk. We trace the water path, review the connection details, and explain the work needed before construction continues. Early review helps the design address the cause instead of hiding it behind finished materials.

Home Additions in Covington and water-control planning

An addition changes more than the floor plan. The work may involve a new foundation, exterior wall, roof tie-in, windows, insulation, plumbing, electrical work, and interior finishes.

The key decision for this page is how to manage the connection between old and new construction. Roof flashing, drainage planes, window flashing, and foundation waterproofing must work together so water has a planned path away from the structure.

We use a design-build process so design choices and construction details stay connected. This approach suits homeowners who want one coordinated plan, accurate quotations, transparent pricing, and a clear view of the work before construction starts.

  • Confirm how the addition will connect to the existing roof and exterior walls.
  • Review the planned drainage plane behind siding and exterior finishes.
  • Locate windows, doors, plumbing, and electrical work on the proposed layout.
  • Discuss foundation waterproofing before excavation and below-grade work.
  • Set the project scope, quotation, and design decisions before construction.

The design sets the room layout, exterior openings, roof connection, foundation approach, materials, and trade work needed for the project.

We explain the quotation, construction scope, design choices, and timeline so you can make an informed project decision.

Coordinate construction work

Our design and construction team coordinates the work through completion, with attention to finish quality and reduced disruption.

Why homeowners choose a design-build addition

One plan for design and construction

The first step is a shared project scope that links room layout, exterior connections, materials, and construction work. This fit is useful when several trades must coordinate around one addition.

Water details receive early attention

Roof edges, window openings, drainage planes, and foundation walls need a planned relationship. We discuss these points before finished surfaces hide the connections.

Work that fits the property

Existing layouts, access, structure, and client goals guide the design. An addition is the wrong job when the need only calls for new finishes inside the current footprint.

Credentials for informed decisions

We are a licensed and insured general contractor, and our team brings local knowledge of Northwest homes to design and construction discussions.

A situation this service fits

A typical addition decision starts when a household needs another room but wants to protect the existing home. We inspect the proposed roof tie-in, wall openings, and foundation connection, then use those findings to shape the design and construction scope. The project plan should also address any permits or code requirements that apply before work begins.

What a well-planned addition changes

A planned roof connection gives water a controlled path away from the new structure.

Coordinated windows and drainage planes help protect wall assemblies behind the siding.

Design-build planning keeps room layout, materials, trade work, and construction decisions connected.

The new space can reflect your household needs, style, budget, and daily use.

Clear scope decisions help you compare the work before committing to construction.

Addition scope choices to review

These project choices help separate a new addition from work that stays inside the current home.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

After experiencing water damage in our home, we needed to replace all our flooring, some kitchen cabinets, and redo our primary bath. Linda and her team truly saved the day after a disappointing experience with another contractor. She worked closely with us to choose the perfect tiles for our bathroom and find flooring that suited our home. Her contractors did exceptional work, from leveling the floors to installation and cabinet remaking, all while maintaining a high level of professionalism. Linda answered all our questions along the way, and we cannot speak highly enough of the work she and her team performed!

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions about planning a home addition

How can a home addition avoid common moisture problems for Home Additions?

Roof flashing helps prevent moisture at the connection between a new roof and the existing house. The drainage plane must also connect with window flashing and exterior finishes. Foundation waterproofing matters where the addition meets the ground. We review these parts during design, explain the water path, and include the needed work in the construction scope.

What should I prepare before discussing an addition for Home Additions?

Your goals, preferred room use, property documents, and budget priorities help shape the first discussion. Photos and a simple sketch can also show how the addition might connect to the current layout. We then review design options, exterior connections, trade needs, and the work you want included before preparing a quotation.

Which parts of an addition change the quote most?

The foundation, roof connection, windows, plumbing, electrical work, finishes, and site access can change the quotation. Room size alone does not define the full scope. We price the selected design and the construction details together, so the quote reflects the work needed to connect the new space with the existing property.

When is an addition a poor fit for the property?

An addition is a poor fit when the desired change only needs interior remodeling within the current footprint. A new addition makes more sense when the property needs added floor area and the owner accepts foundation, exterior, roof, and trade work. We discuss that choice during design so the scope matches the actual need.

Why does a design-build firm handle addition work differently?

A design-build firm connects design decisions with construction planning under one coordinated process. That link helps the room layout, roof tie-in, window locations, materials, and trade work stay aligned. We use the design discussion to shape the quotation and construction scope, so changes are addressed before the build moves ahead.

Who installs the construction work for an addition?

HomeRemodelSammamish.com provides the design-build general contracting service for the addition. We coordinate the planned construction work and trades from the initial concept through completion. Our residential construction professionals focus on careful execution, quality finishes, and clear communication while the project moves through its defined scope.
