Why does my exterior door keep leaking around the frame?

Water around an exterior door often points to failed flashing, worn seals, or an opening that needs repair. The frame and rough opening should be checked before choosing replacement. A door can look sound while hidden damage affects the fit. Our assessment separates a door-only need from work that also involves the frame or surrounding wall.

Exterior Door Replacement for Sammamish openings and frames

Exterior Door Replacement focuses on the complete door assembly, not only the visible slab. We assess the door measurement, frame condition, rough opening, threshold, seals, and hardware before planning the work.

This page helps owners decide whether a door replacement is enough or whether the opening needs related construction. A damaged frame, poor fit, or failed flashing can change the scope. We explain those findings before construction begins.

Our design-build process suits homeowners, businesses, and property managers who want one organized point for planning and construction. The service fits planned renovation work. It is not the right job when a small adjustment or hardware repair fully resolves the issue.

  • Check the door slab, frame, threshold, and surrounding trim.
  • Measure the opening before selecting the replacement door.
  • Look for rough opening damage that could affect the fit.
  • Confirm hardware placement and how the door will operate.
  • Separate a door replacement from repairs to nearby walls or trim.

Why this door replacement approach fits the job

Measure before selecting the door

The opening decides more than the door style. We check width, height, frame condition, threshold, and hardware needs before the replacement is ordered. This service is the wrong job when a minor latch, hinge, or seal adjustment resolves the problem.

Coordinate design and construction

Door work can connect with trim, wall finish, flooring, or other renovation plans. Our design-build process keeps those decisions in one project scope, so you can review the work before construction starts.

Work with a licensed and insured contractor

We provide exterior door replacement as a licensed and insured general contractor. Our construction professionals explain the condition of the opening and the work needed for the planned installation.

Process

How we plan and complete the door replacement

1

Inspect the existing door assembly

We check the door, frame, threshold, trim, seals, and nearby finishes for signs of wear or damage.

2

Measure the door opening

We record the door and opening dimensions, then review the frame and rough opening before setting the replacement scope.

3

Remove the frame when needed

We remove the existing frame when its condition or fit prevents the planned door installation.

4

Prepare the rough opening

We address the opening conditions that affect fit, alignment, sealing, and the connection between the door and surrounding construction.

5

Fit the door and hardware

We place the replacement door, fit the hinges and lock hardware, and check the swing, latch, and closing action.

6

Review the completed scope

We explain the completed work and identify any finish items that sit outside the door assembly.

Door-only work compared with frame-related replacement

The opening condition helps determine whether the project stays focused on the door or includes related construction.

Door and frame replacementDoor, frame, threshold, rough opening, and hardwareThe frame is damaged, misaligned, or unable to support the planned fit

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Leaving a long overdue review. Linda helped us remodel our bathroom and kitchen last year. We also did some flooring improvements, and some electrical and plumbing work along the way. The pricing was very reasonable, and we appreciated that Linda was always conscious of our budget, when we made adjustments to our plan. The work was delivered very quickly on promised timelines. She had some really good suggestions around the choice of flooring, which we are thankful for (especially looking back after a year). Also appreciate her sense of style.. it helped us make the right choices for countertops, tiles and fixtures. It all looks great, our guests often comment on how beautiful our kitchen looks. Thank you!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Questions about replacing an exterior door

At the outset of the job, what is included in exterior door replacement for a residential or commercial job?

Flashing installation is included when the existing work needs replacement as part of the door scope.

  • Door and opening measurement
  • Frame and rough opening checks
  • Frame removal when needed
  • Door and hardware fitting

Related trim or wall repairs are explained separately when they fall outside the door assembly.

How do I know if the frame must be replaced too?

Frame replacement becomes part of the scope when the existing frame cannot support a sound fit or proper door operation. We check the frame for damage, movement, poor alignment, and wear around the threshold. The rough opening also matters because frame work alone won't solve a damaged opening. We explain the repair choice before construction begins.

Which part of the opening changes the project scope?

The rough opening often changes the project scope because its condition controls the frame fit and door alignment. Measurement shows the available space, but the surrounding framing also needs review. If the opening needs repair, the work can include related carpentry or finish tasks. The quote separates those items from the door itself.

When should I request an assessment for a replacement?

An assessment makes sense when the door binds, fails to latch, leaks around the frame, or has a damaged frame. These signs can involve more than the door slab. We inspect the door assembly and opening, then explain whether replacement, frame work, or a smaller repair fits the condition.

Why does hardware fitting matter after installation?

Hardware fitting matters because hinges, locks, handles, and latches must align with the new door and frame. Poor alignment can affect the swing, latch, and daily use. We fit the hardware after the door is set, then check that the door opens, closes, and latches as planned.

What changes the quote for this door work?

The quote changes with the door size, frame condition, rough opening repairs, hardware, trim, and finish work. A consultation helps separate those parts before construction starts. We provide free consultations and explain the scope behind the quote, so you can compare the planned work with your property needs.

Can a general contractor handle the door and related renovation work?

HomeRemodelSammamish.com handles the door work and related renovation planning through its general contracting and design-build services. We can coordinate the door scope with trim, flooring, wall finish, or broader remodeling work when those needs are part of the project. The agreed scope identifies which tasks belong to the installation.
